OWNER BENEFITS AND HOTEL SERVICES AGREEMENT

Subject to entering the Owners Benefits and Hotel Services Agreement and remaining in good standing with the Association (including the payment of all Assessments), the following additional services and benefits are available*:

  • SERVICES

    Core Services are made available to all Residence Owners and are included in the service charge assessed to each homeowner (“Assessments”).

    • - Residence Concierge

    • - Owner Services

    • - Beach Club operation and maintenance

    • - Accor Ownership Benefits Program Annual Fee

    • - Common Area Maintenance

    • - Common Area Housekeeping

    • - Common Area Utilities

    • - Common Area security

    • - Common Area “Reserve for Replacement”

    • - WIFI internet in Residence Lounge (Just in the Beach Club)

    • - General & Administrative

    • - Property Insurance (base building/common areas)

  • PRIVATE FACILITIES

    Private Facilities are developed for the exclusive enjoyment of all Residence Owners, and not available to Hotel guests. The expenses associated with the operation of these Private Facilities are considered Core Services and included in the assessments.

    • - Entertainment room

    • - Gameroom

    • - Snackbar

    • - Swimming pool

    • - Spa

    • - Multi-sport fields

    • - Firepit

  • ACCESS TO A LA CARTE SERVICES

    A La Carte Services are available to Residence Owners who enter into the Owners Benefits and Hotel Services Agreement. A La Carte are optional and subject to additional charges (not included in the service charge).

    • - In-residencespa treatments

    • - Housekeeing(daily, weekly, montlyorondemand)

    • - Drycleaning& laundry

    • - Childcare

    • - Groceryshopping & delivery

    • - Personal trainer

    ACCOR OWNERSHIP BENEFITS PROGRAM

    Residence Owners are eligible to participate in the Accor Ownership Benefits Program*, affording them VVIP status on a global basis. Please note, the Accor Ownership Benefits Program is not included in the Facilities Membership. Instead, the Annual Owner Benefits Program Membership Fee is included in the service charge (“Assessments”) and applicable to all Residence Owners.

    • - Exclusive invitation to join DIAMOND status in Accor Live Limitless.

    • - VIP reservation desk to support travel planning across Accor’s global network of hotels, resorts and related hospitality offerings.

    • - Automatic upgrades on arrival across more than 5000 hotels and resorts worldwide (subject to availability at participating Accor brands and properties).

    • - 20% off best available rate worldwide at participating Accor hotels and resorts.

    • - On-site benefits and privileges.

    * Eligibility continues for as long as Purchaser owns Accor branded real estate, subject to inclusion of the annual US$250 per Residence Ownership Benefits Fee being included in the property service charge assessed to all Residence Owners.

  • OPTIONAL RENTAL PROGRAM

    Residence Owners who enter the Rental Services Agreement are eligible to participate in the Rental Program:

    • - The Rental Program is the best option for Residence Owners who wish to combine personal use with a turnkey rental management solution, enabling them to generate additional revenue when not in residence.

    • - There is no limitation in terms of numbers of permitted nights of occupancy Residence Owners are entitled to each year for personal use.

    • - Residences participating in the Rental Program must be furnished and equipped to Brand Standards (see details on Furniture and Equipment packages available for purchase).

    • - Participating Owners who wish to rent or lease must do so through the Rental Program and may not rent or lease independently.

    • - Participating Owners in the Rental Program will benefit from Accor’s worldwide distribution through more than 110 different channels.
